What causes mold in UAE properties despite the dry outdoor climate?
The UAE’s dry outdoor climate does not protect interior spaces from mold. The primary causes are condensation from heavily used air conditioning systems — particularly where drainage is blocked or poorly sloped — water leaks from pipes, roofing, or external walls, poor building ventilation, and humidity infiltration in coastal or ground-level properties. Newly built properties also commonly develop mold when construction moisture is sealed within wall and floor cavities during rapid building programmes and has no route to escape.
All mold growth in an occupied property should be taken seriously, but certain varieties carry greater health risk than others. Black mold — Stachybotrys chartarum — produces mycotoxins associated with serious respiratory symptoms and chronic health effects. Any mold covering an area larger than a standard sheet of A4 paper, mold that recurs after surface cleaning, growth accompanied by a persistent musty odour, or mold in properties with young children or people with respiratory conditions should be professionally assessed and treated without delay.
For very small patches of surface mold on non-porous surfaces such as bathroom tiles, careful DIY cleaning with an appropriate anti-fungal product can be effective — provided the moisture source is also addressed. However, mold within walls, ceilings, behind plasterboard, or inside HVAC systems requires professional remediation. Disturbing mold without proper containment and protective equipment releases large quantities of spores into the air, which can spread the infestation to previously unaffected areas and significantly worsen indoor air quality.
If the moisture source is not identified and corrected, mold will return regardless of how thoroughly the visible growth is removed.
